Painting & decorating on Marylebone’s Regent’s Park fringe
For a park-side apartment or a painted frontage, set out the surface condition, external responsibilities and approved appearance together.

Park Crescent and the Marylebone connection
Westminster’s conservation leaflet describes Nash’s stucco terraces and the relationship between Park Crescent, Park Square and Portland Place. The designated area includes Park Crescent and the surroundings of St Marylebone Parish Church south of Marylebone Road. A street boundary should therefore never replace checking the council’s conservation map.

Treat a frontage as part of its setting
Identify the existing coating, colour and sheen before discussing changes. On a formally composed terrace, even a small part of an elevation needs to be considered alongside the whole. Ask the owner or managing agent for previous specifications and relevant approvals. Record unpainted stone, brick and other surfaces that are outside the proposed decoration, so the quotation has an unambiguous boundary.
Distinguish stucco repair from decoration
Map cracks, staining and loose material before selecting a paint system. An inspection may identify work requiring separate assessment or a different trade. The decorating allowance should describe preparation to the agreed sound substrate, not conceal unresolved defects beneath a new finish. Include any mouldings, parapet details and window surrounds individually, together with the means of safe access.
Define the apartment’s share of the work
For a flat, list the internal faces of windows, shutters and doors separately from the outside. Establish whether a building-wide external scheme affects the timing or colour choice. Plan how rooms will be ventilated and which opening windows need to remain available during drying. The full address, floor and building contact will help turn a broad request into an assessable brief.
- Current exterior specification and approvals
- Separate schedule for stucco, joinery and metalwork
- Repair concerns and access to upper levels
- Responsibility for each internal and external face
