Sash window painting

Marylebone’s recessed sash windows need a brief that reaches beyond the visible frame. We distinguish the painted timber, glazing edges and surrounding reveals, then plan the work around access and the window’s ability to open.

Keep the window distinct from its reveal

Westminster’s Dorset Square audit describes recessed timber sashes beneath gauged brick arches, with painted reveals. This is a useful reminder to identify the boundary between joinery and masonry. Show both in the survey photographs, including the sill and the shaded corners. A request for window painting should state whether it includes the surrounding reveal, the inside lining or neither.

Check operation before a brush is lifted

Try each opening with the occupier and note sticking, damaged cords, loose fittings or visible decay. These observations belong in a repair list, separate from the decorating price. Repainting cannot stand in for a sash overhaul. If another specialist must complete repairs first, agree the handover condition and which surfaces they will leave ready for the chosen coating.

Make an opening-by-opening plan

A tall front window and a smaller rear opening may require different access even within one flat. Number them on a simple plan; identify the external and internal faces, locks, draught seals and any shutters. Check the building manager’s exterior specification where one applies. The preparation method and working position must allow access to the included surfaces without sacrificing the window’s clearances.

  • Numbered windows with photographs from both sides
  • Timber, putty and operating faults listed separately
  • Included reveals, linings and shutters identified
  • External finish requirements and access agreed per opening

Leave a practical drying arrangement

Discuss security and ventilation for the rooms affected before deciding the sequence. Occupants need to know which windows may be unavailable and when normal handling can resume. Products, weather and exposure govern those decisions. At completion, review the painted faces against the schedule and check that opening parts, catches and seals have not been bridged by the new finish.
