Marylebone Painters & Decorators

Exterior painting

Marylebone’s brick façades depend on the contrast between masonry, painted joinery and metalwork. An exterior decorating brief should say precisely which of those elements needs attention, from a recessed front door to the timber doors of a mews house.

Read the frontage as a group of materials

The Portman Estate audit records stock-brick terraces with recessed sashes, stucco at lower levels, fanlights and iron balconies. These are distinct materials, not one paintable elevation. Mark the existing painted areas on a photograph and identify brick or stone that will remain exposed. This provides a useful boundary for the quotation and for protecting the neighbouring finishes.

Bring the repair decisions forward

An upper window with failed putty, an open joint beside a doorcase and rust at a railing base need different attention. Record them separately rather than hiding them within a general preparation allowance. Persistent wet areas or damaged fabric need investigation before decoration. Once the repair responsibility is clear, the coating specification can follow the material and the existing finish.

Make room for access in the street

At a mews entrance or above a basement lightwell, the working position can determine how an elevation is reached. Establish the equipment footprint, pedestrian route and delivery location before arranging dates. Westminster accepts parking suspension applications for building works; the actual bay, conditions and notice requirements must be checked for the proposed visit. A parking arrangement does not settle the separate permissions for access equipment.

Resolve a changed appearance before ordering

Westminster’s listed-building guidance makes the effect on special character the consent test, including external work. Its repairs guidance also cautions against painting previously bare surfaces. Take proposed changes of colour, material or preparation method to the appropriate adviser before committing to a product. For an estate leasehold, obtain the relevant building instructions too; consent and landlord approval answer different questions.
